You sign one form

A management authority with Maxpro. If your current agreement needs written notice, we’ll prepare that for you at the same time. Most agreements ask for around 28 days.

We speak to your current agent

Keys, files, condition reports, bond documentation: we arrange the entire transfer, agent to agent. It’s routine professional practice and happens every week; there is no awkward conversation for you to have.

We introduce ourselves to your tenant

A warm handover: who we are, how to pay rent, how to report maintenance. Done well, the tenant’s experience improves and the tenancy doesn’t miss a beat. Your lease and bond carry over unchanged.

We review everything

Our own inspection, a compliance check, and the current rent measured against the market, reported back to you with recommendations inside the first weeks.

When switching is the right call

Not every frustration justifies a change. Some things are worth raising with your current agent first, and we'll tell you so. But these four patterns rarely fix themselves:

Silence

Calls that aren’t returned, statements that raise more questions than they answer, and finding out about problems months late. The most common reason owners call us, and the easiest one to fix.

Rent drifting under market

No reviews for years, then a scramble. If you can’t remember your last evidence-backed rent review, that’s your answer.

Inspections that tell you nothing

A drive-by with three photos isn’t an inspection. You should know your property’s condition in detail, several times a year, without asking.

A revolving door of property managers

When your “dedicated manager” changes every six months, nobody truly knows your property, and it shows in every decision.

Common Questions

Switching questions, answered straight

Do I have to wait until the lease ends?

No: this is the most common misconception about switching. The management agreement is between you and your agent; the lease is between you and your tenant. You can change agents mid-tenancy, and the lease, bond and tenant carry across to us completely unchanged.

What does switching cost?

Usually nothing beyond serving out any notice period in your current agreement, typically around 28 days. There are no transfer fees from us. Bring us your current agreement and we’ll tell you exactly where you stand before you commit to anything.

Will it unsettle my tenant?

Handled properly, the opposite. Tenants don’t leave because the agency name on the rent receipt changed. They leave over rent, maintenance and how they’re treated. A good handover with clear communication typically lands as an upgrade for them too.

My current agent will be difficult about it. What then?

They rarely are: transfers between agencies are routine, regulated, and professional courtesy runs deeper than you’d expect. Either way, it’s our conversation to have, not yours. That’s the point of the service.

What if I’m just unhappy but not sure switching is justified?

Call us anyway. We’ll give you an honest read on whether what you’re experiencing is normal or not, and sometimes the answer is “raise this with your agent first; it’s fixable.” If we can help you get better service where you are, that’s still a good outcome.
