Staying put shouldn’t be the path of least resistance

Owners stay with underperforming property managers for years, not out of loyalty, but because switching feels awkward and complicated. It isn’t. One form from you, and we handle the rest: the agent, the keys, the files, the tenant. Here’s exactly how it works.

When switching is the right call

Not every frustration justifies a change. Some things are worth raising with your current agent first, and we’ll tell you so. But these four patterns rarely fix themselves:

Silence

Calls that aren’t returned, statements that raise more questions than they answer, and finding out about problems months late. The most common reason owners call us, and the easiest one to fix.

Rent drifting under market

No reviews for years, then a scramble. If you can’t remember your last evidence-backed rent review, that’s your answer.

Inspections that tell you nothing

A drive-by with three photos isn’t an inspection. You should know your property’s condition in detail, several times a year, without asking.

A revolving door of property managers

When your “dedicated manager” changes every six months, nobody truly knows your property, and it shows in every decision.

Four steps, one of them yours

  1. You sign one form

A management authority with Maxpro. If your current agreement needs written notice, we’ll prepare that for you at the same time. Most agreements ask for around 28 days.

  2. We speak to your current agent

Keys, files, condition reports, bond documentation: we arrange the entire transfer, agent to agent. It’s routine professional practice and happens every week; there is no awkward conversation for you to have.

  3. We introduce ourselves to your tenant

A warm handover: who we are, how to pay rent, how to report maintenance. Done well, the tenant’s experience improves and the tenancy doesn’t miss a beat. Your lease and bond carry over unchanged.

  4. We review everything

Our own inspection, a compliance check, and the current rent measured against the market, reported back to you with recommendations inside the first weeks.

Our “not so standard” standards

With owners’ real priorities in mind, we’ve selected a team of professionals who align with these values, and developed a set of standards you can hold us to.

High quality tenants, low vacancy

Our marketing and application process is built to attract strong applicants, and our vacancy rates stay low because of it.

Fast response times

For both owners and tenants. Questions don’t sit in a queue for days. We pick up the phone and we reply.

Detailed inspection reports

Ingoing, outgoing and routine inspections, documented meticulously with photos. Some say we’re meticulous. We’re OK with that.

Low or zero rental arrears

Rents are overseen every day by our property managers, so late payments are caught and acted on immediately. It’s that simple.

Rent that reflects the market

Our understanding of the local market and the research behind every appraisal shows in what our properties achieve.

Utilities and outgoings paid

Rates, water and other outgoings can be paid on your behalf, because who likes paying bills?

Transparent financial reporting

Tax-compliant statements you can hand straight to your accountant, so you can maximise your investment without the paperwork.

Prompt maintenance, quality trades

Tenants can report maintenance by SMS, call, WhatsApp, Messenger or WeChat, and our licensed trades are ones we trust in our own homes.

An annual selling market appraisal

Every year, an updated view of what your property is worth, so you can make informed decisions when the time is right.

Communication, the way you want it

The most common complaint owners have about property managers is silence. Ours is a different philosophy: fast responses for owners and tenants alike, across whichever channel suits you best.

  • Tenants report maintenance by SMS, call, WhatsApp, Messenger or WeChat
  • Owners deal with a property manager who knows your property, not a call centre
  • Feedback after every inspection and home open, and approval sought before applications are finalised

100% Positive. A very positive experience. No problems at all. David would be communicating with us very shortly after an open and kept us up to date on all aspects of the sale. He also took the time difference into consideration as we are interstate.

Switching questions, answered straight

Do I have to wait until the lease ends?

No: this is the most common misconception about switching. The management agreement is between you and your agent; the lease is between you and your tenant. You can change agents mid-tenancy, and the lease, bond and tenant carry across to us completely unchanged.

What is actually involved in switching?

Serving out any notice period in your current agreement, typically around 28 days. Everything after that is ours to organise. Bring us your current agreement and we’ll tell you exactly where you stand before you commit to anything.

Will it unsettle my tenant?

Handled properly, the opposite. Tenants don’t leave because the agency name on the rent receipt changed. They leave over rent, maintenance and how they’re treated. A good handover with clear communication typically lands as an upgrade for them too.

My current agent will be difficult about it. What then?

They rarely are: transfers between agencies are routine, regulated, and professional courtesy runs deeper than you’d expect. Either way, it’s our conversation to have, not yours. That’s the point of the service.

What if I’m just unhappy but not sure switching is justified?

Call us anyway. We’ll give you an honest read on whether what you’re experiencing is normal or not, and sometimes the answer is “raise this with your agent first; it’s fixable.” If we can help you get better service where you are, that’s still a good outcome.

One form. We do the rest.

Tell us about your property and your current arrangement, and we’ll map the switch for you: notice period, timing, and what changes for your tenant (almost nothing), before you decide anything.
