Preparing Your Property for Rent
What to address before your property goes to market: presentation, gardens, maintenance, compliance and the practical handover items owners forget.
A well-prepared property leases faster, achieves stronger rent and starts the tenancy on the right foot. Our investment specialists guide owners through each of these areas before the first home open, and can arrange trusted trades for anything that needs attention.
Tenant attraction
Look at your property the way an applicant will. Fresh, neutral presentation (clean walls, working light fittings, no lingering odours) makes the home easy to imagine living in. Small cosmetic refreshes before marketing routinely return more than they cost.
Yard spaces and gardens
Tidy, low-maintenance outdoor areas are a major drawcard. Prune, mulch and mow before photography, and consider reticulation if the garden depends on daily watering. Tenants maintain gardens far more reliably when it’s easy.
Painting and maintenance
Address the small jobs before they appear on an ingoing condition report: dripping taps, sticking doors, cracked tiles, scuffed walls. A freshly painted interior can lift both the rent achieved and the calibre of applicant.
Professional cleaning
Start the tenancy with a professional clean, including carpets, oven and windows. It sets the standard the property must be returned in at the end of the tenancy, and it shows at the home open.
Compliance
Rental properties in WA must meet safety requirements including compliant smoke alarms, RCDs and minimum security standards. We review compliance on every new management and arrange licensed contractors where anything falls short. Before a tenant moves in, not after.
Access, keys and manuals
Provide full sets of keys and remotes for every lock and door (including letterbox and garage), plus any appliance manuals, alarm codes and warranty details. It sounds small. It’s one of the most common causes of a bumpy first week for new tenants.
